Before I list my house I'll need various repairs such as new carpet, a new sink, some new ceiling fans and fixtures in the bathroom and a fresh coat of interior and exterior paint.

I know a friend who happens to be a GC based here in Dallas but he travels all over the state to do commercial and residential jobs from roofing to interior work such as floors, and everything else.

Obviously have in contact with water, possible interior flooding.....are those wood floors new?

Usually if they had to do that type of remediation the city would have issued a correction notice for interior and they would have to comply to get occupancy permit or rental license again. the cops and the city inspectors aren't stupid, along with the fire and hazmat people.. so rest assured if one of these agencies were involved they all probably were, and owner was required to comply. 

you can google roommate agreements, for a template for ideas.Get a deposit take photo's of interior of each space before renting.

It really helps to be able to judge the interior condition of the comparables.

Ryan you might want to first validate physical numbers of OM given by seller are correct, then do an initial interior BPO next time for a few hundred before spending thousands on the inspection.
