Today’s high interest rates mean that deals in 2024 are unable to shoulder as much debt as an equivalent deal three or four years ago.It’s also a bit difficult to say whether quadruplexes or turnkey single-families sport higher yields, since operating costs—and thus NOI available to service debt—is so deal-dependent.

Remember your costs will be more for an STR, you'll be paying for a lot of things you wouldn't with an LTR - higher STR insurance, all utilities including internet, supplies like toilet paper, paper towels, dishwasher detergent etc, upkeep on furniture and linens if damaged, yard maintenance and grass cutting/snow removal, trash removal, etc.

If you're going for non full documentation loans then there are other methods to qualify as well (rental income/ bank deposits/profit and loss/no income/etc) but these loans have higher rates and costs typically.

The goal is immediate cashflow that will quickly increase as we fix-up and/or lease up the properties, which ultimately will lead to a higher property value and a cash-out refi within the 5-year term.Do you happen to know of any good portfolio, bridge, and/or DSCR lenders, private or otherwise, that may be willing to work with such a scenario?

You may not have as much equity, but interest rates are probably higher and you wouldn't have to deal with have a vacancy while you sold it.
