I currently live in a hot market (the SF-Bay Area) , where finding property isn't an impossible task but just unlikely to meet ones goals just starting out  in today's market climate without High income or moving to an undesirable location.With this  also will be my First deal so I am just trying to do my Due Diligence and reach out to the masses and get an opinion .

I want an all new kitchen from soup to nuts, new bathroom, new hardwoods in living room and dining room, refinish original hardwoods in 2 bedrooms, paint, replace wood paneling in 2 rooms with sheetrock/mud/tape/paint, make 2 existing doorways a little larger, frame half of basement/drywall/outlets/carpet.2.

I like to do a small pad of extra nice floor tile at the entry. 12-15 tiles isn't much expense, it looks fancy, and it protects the carpet from rain and mud.
