Augustine, a year-round tourist destination, drivable for many vacationers, on the Atlantic Ocean, national monuments, history, the oldest city of america, etc.

Since you're new in Memphis I highly recommend you driving around a lot at night and picture yourself as a tourist looking for things to do at night.

Tourists and expats have that idyllic truncated view of Costa Rica but they don't realize that the country is poor and there is no middle class who can afford the properties that foreigners buy and so prices thereof are totally overinflated, hence the generally low rental yields, even with short-term rentals.
