all the walls gross and sticky around the stove which in turn eventually brings cockroaches .( don’t ask me how I know) you can harp on them and do inspections all you want but that’s how they have always been taught To cook and clean so your not going to litigate or force somebody’s culture out of them .screen your tenants folks

You must know the acquisition prices intimately, be disciplined, know when to walk away, know the the market rental rates, and be a very strong operator when managing the properties. rices can increase (or drop) dramatically within a few blocks, and you do not want to be caught overpaying.

Other than the door being destroyed, the tenant purposefully destroyed all of the blinds, dumped rice, confectioner's sugar, and pancake mix everywhere in the apartment (carpets, yuck), and turned the thermostat down on the refrigerator so everything would spoil.

I like sticky paper to catch the ones that are already in the house but any trap you like or poison works.The plastic sheeting, I just paid $100 for it to go under one of my houses, over all the crawl space and its sooo narrow the guy got stuck under the house.
