@Brian Hudson,I run a turnkey single-family operation in Chattanooga so I’d be happy to chime in.As I’m sure you know, the extent to which a property cash flows (or not) is going to be determined by how levered your capital structure is.

If one is a duplex and the other a single family home...I'd bet the single family home is the better one to sell. 

If you go into multiple units eventually it may be the easy button to do that.We use Bizcor which specializes in STR sites, but it may be overkill again as I think they cater to PM's.
