I'm ready to learn more and love the idea of a group and Skype sessions.

I've had several strategic sessions with @Natalie Kolodij and she "gets it".  

If you are bringing money, then leverage this by stating you may lack local area knowledge and/or time in that area.As you find out more information about your prospective partners (which you seem to be doing already) have Skype and phone sessions where you and him/her can plan out what the goals and strategies are to purchase buy and holds.
