Most hard money lenders that offer rehab loans based upon the ARV do have credit checks and requirements.Those lenders that do loans based upon as-is value with no rehab funds tend to be a lot more relaxed on credit guidelines.I know of only 1 lender that will do 60% arv rehab loan in MO and doenst care about credit.

Your example is pretty extreme, but even seemingly innocent things like waiving late fees or relaxing applicant standards can have serious effects on your business.

I think there are also some special (more relaxed) rules for "construction" or "installation" and even taxation (property tax) when dealing with "mobile" homes.
