And hey, I just got an offer on my first Lansing, MI SFR and, God willing, I will close the week of the 16th-22nd.That still leaves me with my second SFR in Lansing and my newest acquisition, an SFR in Haslett, MI.I did try to get into MF after House-1 but I couldn't meet those price points and still get quality properties at the time and the deals on House-2 and House-3 were incredible.Still, I'm keeping my eyes peeled while I continue to get House-2 and House-3 ready for rental (not sure which one I will rent first).That I've done all this while I have been looking for my dream job has only been possible with major help from the BP community!

Don't use depot kits, they peel right away, the prices vary a lot but we pay around $350-$450 per tub depending on whether or not it was done previously.

if so you are protected assuming the seller agrees to make needed repairs when they are brought to their attention, and done so withing the timeframes laid out. the FHA Appraiser will provide the needed repairs, NOT a home inspector, but you can circumvent some issues, by covering the basics, like no holes in any wall, ceiling, or flooring larger than a quarter, no broken windows, no peeling paint, a minimum of 5 years life left on the roof, all utilities on ect. if the issues do exist, a FHA 203K loan may be the proper way to go.

You put your air mask on first and then help your neighbor.Personally, I would tell them what market rate should be and offer to keep them 10 - 15% below market.

You can find tile etching liquid at a paint store and if you don't mind spending some cash I believe you can pick up an HVLP sprayer at Harbor Freight for about $75 Then just mask and spray.

The work has to be done by a special bio-hazard contractor and the the charges will skyrocket.It's not just windows but also doors and any peeling interior or exterior paint.
