Before finding BiggerPockets I purchased the attached property and while I may have made a different decision after finding all of this information, I did make the purchase (via 1031) last summer and I'm generally not inclined to sell and incur the cost/trigger deferred tax on the property if I exit now.

Hello all, My wife and I are about purchasing a single family home that built 10 years ago, which listed for ~5,400 sqft, I noticed that based on floor plan, it is under 4000 sqft, and although I applied maximum home length * width * number of floor, it's only 4,800, while there is attached garage that is 500 sqft, and 350 sqft balcony on the top floor, which need to deduct from 4,800 sqft  so it would be still just around 4,000 sqft.

Generally speaking, liens that are in a senior position to the lien that’s held by the foreclosing party are going to remain attached to the property after it’s purchased at auction – liens that are junior are wiped out.

If either of these are a no than do not buy it.It is not an investment property because you made the biggest mistake ever: "plus its a house we like" You grew attached to the house.
