There are plenty of areas in Philly that will cash flow with these high rates but those areas are usually not for folks who dont truly know the area and/or novices. 

Although I am aware that I am new to the game, I feel much better knowing there are many knowledgable investors that can help my wife and I through the novice phase of real estate investing.

I just thought for once people should know that while Pittsburgh is full of investment traps for the novice or long-distance real estate speculator, it has a lot going for it otherwise.

Forgive me for the novice question but does it make sense to purchase a property for 30k that will only need minor repairs which will cash flow $600 per month in a class C neighborhood or should  holdI off and find a fixer upper in a Class A?

I am an absolute novice when it comes to real estate as an investment, but I’d like that to change rather quickly. 

I'm just a novice flipper, I don't know much about zoning, other than it is zoned commercial. 

Admittedly I'm a novice and I incorrectly assumed that tenant disputes were my responsibility to rectify, but I see now that I should let them handle it themselves, thanks for the feedback!
