The appraisal for a mixed use property must:  Provide a detailed description of the mixed-use characteristics of the subject property;  Indicate that the mixed use of the property is a legal, permissible use of the property under the local zoning requirements;  Report any adverse impact on marketability and market resistance to the commercial use of the property; and  Report the market value of the property based on the residential characteristics, rather than of the business use or any special business-use modifications that were made.  

Our main model is to keep people in their homes and do loan modifications.

You must reach the homeowner at the beginning of the process otherwise they are inundated with short sale and loan modification advertising and you will miss the window.

No changes in terms other than the interest.I'll find out more in a few days but in the mean time, I wonder if anyone here might be able to shed some light on this type of modification. 

Look up CPTED on the internet and start making modifications to the property to make it a less desirable place for criminal activity.
