These are the sorts of things that will be evaluated to determine if you qualify for a mortgage. 

Typically, those sellers are not as motivated or distressed as the ones in our cash sales.

Honestly, I find it annoying how investors seem to think that doing a creative deal is some sort of right that sellers should accept.Anyway, sorry as iI find this annoying.

To be clear, the GC is not a member of the any of the contractor crew (although he is responsible for finding these crews and bringing them in) so he's not making any money on the renovation (unless they are giving him some sort of kickback under the table which I do not believe is happening).
