I signed a PSA to sell a property with an month-to-month tenant who failed to exercise his option to renew well past 90 days.

You are not exercising your license in these specific transactions.

After doing these exercises you can come up with the perfect number to offer on a house based on your investment criteria.  

They would typically have 2-3 years max to exercise the option and build if all due diligence was suitable. 

Unless there is something in the option to purchase agreement stating otherwise, you can exercise that option at any time during the option period.

This is an intellectual exercise that has no practical value. 

IE option payments that we make yearly to the tune of 150k  are tax Differed until we exercise the option.. so far he has gotten about 1.5 million from us all without pay tax now.. when we exercise the option he will have to pay tax on those funds..
