Hey Noel,It depends on what kind of agent agreement they have...if they have an exclusive right-to-sell agreement, then if the house is sold by anyone other than the agents broker...then they will still be due the commission upon the sale...this could effect the sellers motivation to sell with anyone else.If they have an exclusive agency agreement, then they can sell in their own without having to pay a commission to that agent...which might make it more enticing to use other methods to sell.I would try to find out what the agreement is.Good luck !!!

The lower rate may in fact entice new tenants.You could also send out a mailer or a letter on each door asking for a consensus from your current tenants.
