There are companies pounding my inbox that I should build out my brand, spend a bunch of money on videos, photos, design, Google marketing, affiliate sales, etc.... for a higher return and control of my own destiny. 

Might need some extra considerations: 1) the market will have to appreciate (Austin is HOT so very possible). 2) will need to find realtor willing / able to discount commission.3) house might need cosmetic updates to align with whatever next summers home design trends are.

We require all adults (age 18 and above) to qualify to live in the unit and be named as a party to the rental agreement, jointly and severally liable. 

If you have a GC already working and you, instead, act as a consultant or designer then this point might be moot.Second, do you really want a client that you have to coddle?

If I design a 10 unit apartment complex and have land in a great potential area, how do I go about getting bonds/money financed to build the property?
