I have done most of what you have suggested and am very pleased with the results from joining my local REIA as well making small purchases of E-books and on-line Webinar's. 

For example, Sean Terry has a free eBook and over 75 podcast episodes (Flip2Freedom) on wholesaling and they give you MORE THAN ENOUGH info to start doing deals.

Hi Vanessa,  There is a lot of useful information including podcast, e-books, forums, most information is free http://www.biggerpockets.com/real-estate-investing of course reach out to anybody for help.  

Personally I would rather pay for actual usable information in the form of ebooks and home study courses (the good ones) rather than attending questionable 'seminars'.
