Generate your own leads and then you have lots less competition and if you do have competition it's other investors and typically not first timers shopping with their agent.

Anyways, are there any banks willing to do a competitive rate non-recourse loan?  

I also do a brief market survey and check out all the competition, current rental prices and availability, and what the market saturation is.

@Dan LieffortUpgrading to an HVAC/ Central Air isn't a necessity, but renters want them.Window units are extremely inefficient and cost a ton to run the majority of the time.In my multis I get more money per unit 100% of the time.As far as cost goes I would just get a couple of GC's/ AC guys and go with who you trust to do the work, has competitive pricing, etc. and keep your tenets happy.I can refer you to people if you need.

My real estate agent referred me to JCLF, I found them to be very thorough and they clearly understood the market very well in terms of the different lenders and the competition.

There is a lot of competition down there because this is so popular, you just have to be the best at what you do and enjoy it.  

Finding distressed properties that fit the BRRR mold is very competitive.
