Housing stock is pretty good, mostly brick homes or mid-century Cliff May style properties. 

The parcels are mostly rural vacant land.Our software is in three separate modules1) Manage the inbound acquisition inquires (CRMish) and the acquisition process.2) During that time engineering completes maps and other graphics and files to get it ready to sell.3) Then sale and then post sale payment management.Do any of you folks use an out of the box program that may bring us into the 21st century?

Septic systems have been around  for centuries and they work - as long as they are kept in good condition.  

If you are going to be a retail agent (Century 21, KW etc...) you're going to get some great training.

I am considering starting with Century 21 as my brokerage. 

The problem is Meridian, MS according to neighborhood scout is a negative appreciation market for this century (meaning the appreciation rate is less than the inflation rate).  

Tampa Bay, specifically Pinellas County, has been a vacation-home Mecca for over a century and we shouldn't ever have a drop-off in occupancy. 

We are not living in the conservative 19th century.
