With rates being high and having PMI, this is what pushed me to lean 20% vs. 5% or 10% because I would get much higher cash flow, and seemingly CAC returns as well.

The HOA for my STR investment property will be voting on banning STRs soon.

They seem to be interested in regulating versus banning, which I think is a good thing long-term for sustainability of the STR industry.  

Allstate also doesn't have a list of banned dogs which is nice as well. 

I was told that the eviction ban does not apply to single family houses in unincorporated areas of Los Angeles County.Is this true?

Only existing houses that already had hauled water at the time of the ban being passed are able to be grandfathered in. 

I'm working through filters with propstream and then podio for CRM... but how are you getting around the FCC law that bans mass texting unless there is a (prior) opt-in from the people we're mass texting to? 

That’s the reason why they don’t ban wholesaling.

They are trying to ban them in residential areas, which by their statistics could put 30%+ out of business.
