The idea seems perfect but getting profit gaining financing with less than perfect credit makes it seem like an uphill battle.

Telling them what to do is a deep legal battle which noone wants to touch, you can't really prove it, if you're not monitoring them by the minute/hour, then I don't believe it is solid, safe bet on that is give them a clear and detailed scope as part of the contract (no employer-employee engagement there yet), and then monitor progress, everything you don't like, you issue a correction notice.

This project has had a number of ups and downs, including some nasty legal battles and has also delayed completion, what do you think was the cause of all this?

This is like a black gunk that smells like doodie because it is!  

This would be a great foul-weather project for the winter.

It has lot of oil stains on the garage floor and smells like solvents.I tried a couple of cleaners with a pressure washer, and they had little effect.

@David LeesurierIf it smells like a lease, the LTB will skewer you and you'll be fighting an uphill battle for "trying to make it not look like a lease and fooling the poor, oppressed renter".You need to specifically find the definition of a property that is ruled by LTB and you need to specifically avoid fitting into that criteria.
