@Logan LarochelleUltimately, everything you report on the return can be questioned by the IRS...will they...Your role is to report an accurate return based on the tax laws provided to us.If the IRS questions anything you should say you are excluding the gain via section 121.Show them the closing documents on the day you purchased the home and the closing documents when you sold the home.Then to show that you lived in the home for 2 years - show them the receipts of utilities that are in your name.Likely they won't audit you - but in the chance that they do - you should at least have the documentation.

Since it's a multifamily property the comps are harder to find, but there are a couple of comps in the Unincorporated Lake County area that have a Gary address, higher sold prices than the comps listed in the appraisal,  and are closer to the subject property than those used in the appraisal, thus being a more accurate portrayal of what the duplex is actually worth. 

They accurately conveyed information, but the typos and misspellings made my eyes hurt. 

We've used Accurate Credit or Cozy.

Drawing comps will be a great resource and give you an accurate read on the market immediately surrounding you!

Is there zoning that you have confirmed is accurate with the city?

I would need more details on the Property, the style you are trying to accompLish, and the numbers on the project to give you the most accurate answer.

Your agent has a fiduciary responsibility to do whats best for you so they should come to the appraisal with recently sold comparables to make sure the appraiser has the most accurate and updated information.4.

However the market is to seasonal and it would be a gamble to see If it would work.
