The chances of ever securing an eviction in Texas for anything other than non payment or holdover are slim and based on the scenario you presented are very very slim for the following reasons:-Can you prove beyond a doubt that smoking occurred inside your unit?

If your ARV is truly 85K I suppose there is a slim chance you could find a lender who will lend you 100% of purchase and rehab, although honestly, I don't know of any HML's who will lend with you having no skin in the game.

If the profit margin is so slim that you have to commit fraud to save yourself 1% +/- you need to reanalyze the deals you're looking at and find some better deals.

We make decent money, but it sounds like off-market deals are slim pickings these days, and I doubt we would qualify for a 900k mortgage.
