Just charge a pet deposit and monthly fee?

The landlord first threatened to deduct money from our deposit if the short bushes in the flowerbed died, so I started watering the flowerbed by manually turning on the irrigation system and turning it off ten or twenty minutes later.

4.Did they, or is it anticipated, that they will get their full damage deposit back?

After using a mortgage calculator, and putting down 10k as a deposit it looks like my mortgage is coming out to around 2.2k (including PMI).

I'm considering asking her to up the security deposit 1.5 times what I normally ask. 

Also, no contractor who requests large deposits (been down that road before and never going back lol).

We have to physically go into a bank for the deposit since it's easy to blow past the number of check limits and/or the dollar amount limits.In our case, we're doing commercial real estate so the check values are high per month.I would love to ask our customers to do ACH / direct deposit, but they're not always amenable to that.
