if it's give or take 10% run the actual numbers. example: 100k property and gross rent is $850-$900. 1% rule screams no but  run the actual numbers through your mortgage broker, insurance agent, etc. to get an idea of true costs.  

I loved the idea of the home paying for itself (with the right number crunching) and being able to manage multiple of them with a steady flow of cash coming in each month (which is something Kiyosaki screamed that everyone should have and commit to having). 

My father always pulled that crap, had my mother do all the talking and then would scream at my mother for not saying what he should have said himself.

We have the potential to get this property at what seems to be a screaming deal (possibly half of what it's appraised for), but it is a huge property--two residential units (1br/1ba each that could rent for $1100) and 2 retail units, totaling about 4k sqft.

The washer has some mold spots since it has been standing there unused for a couple of months, i was prepared to clean it but i was screamed at and the female requests me to remove the washer (front load) from the house completely.

my only fear is buying a property at 30-40k is screaming fixer upper. if you spend the 3040k on purchase. do you have enough for the fix and the holding costs?

Compare that to Gatlinburg, which is in the mountains and the primary preference of visitors is staying in mountain cabins.

Mostly meant for visitors or aging parents.

A nice coat of white paint may do wonders.Glass doorknobs scream 19th century.

People who have STR's seem to be doing very well, and our mountain has been packed with visitors since COVID.
