I have just not seen any real signs of slowing down and am worried that if I sell this house now I will be holding cash in a market where property is gaining more & more value & I am stuck on the sidelines. 

It is a trap, because prices will keep going up and you never buy.Also keep in mind that some experienced investors will sit on the sidelines complaining.

I refuse to sit on the sidelines and B I know my numbers and what to pay so that, worst case, I get out without losing.

Stoked to finally be off the sidelines.

I also don't want to sit on the side lines forever.

MTR investing3. rent by the room rentalsPersonally, I feel now is a great time to buy because there are a lot of people (investors + families) sitting on the sidelines waiting for rates to drop.

Of course I see a ton more sitting comfortably not taking risks on the sidelines, but those that do take risks are often rewarded.
