Probate lists, foreclosures, pre-forclosures, out of state owners etc....it seems there are a lot of different segments of the market to find potential motivated sellers, and a lot ways to reach them such as yellow letters, post cards, online postings and ads, bandit signs...and as someone who is brand new, with no experience and very limited advertising funds at the moment I feel a bit overwhelmed and confused with how to go about figuring out which market to target, and how.What market did you target, how, and why?

I also specialize in Multifamily properties.I focus on these types of properties because I enjoy these segments of real estate the most.

yes but, at the same time, there are already a lot of categories and it can be time consuming to keep drilling up and down the tree structure to view topics in different cats if you are interested in more than one highly specific area.also, it seems like posting is decreasing lately so further segmenting will reduce the number of new recent posts in each category even further.just my $0.02
