It's condensation building up on the inside, which feeds the mildew.Rather than tearing out your house as everyone else suggests, it'll be something like caulk round the inside of the window (where it meets the wall).

@Steve Vaughan One key component to the seller carry was that in the event I'm unable to refinance through a financial institution after 3 yrs, I have the option to re-fi with the owner for additional down payment and same payments and interest (just recently re-fied for round 2).

While it's not unusual that places like Lowes/Home Depot will routinely offer appliance sales at 10 to 30 percent off year round, you'll typically find reductions at 40 percent off during Black Friday.I tend to use Lowes/Home Depot routinely for the free delivery and also because I purchase using 10 percent off coupons and gift cards as payment.Some landlords will wait until January and pick up great used appliances from craigslist (replaced with Christmas presents of new appliances) but honestly, my days of picking up and hauling appliances around are long over!
