If it was on there incorrectly it would have been leaking or would have failed immediately when the water pressure was turned on.

And the chances are they might set up the account incorrectly.

Hey @Drew Sygit,While your assumption about me "ignoring" advice is incorrect, the idea of using the 2 different points of leverage are great.

Because you'll be living in the property, you'll be able to quickly identify and respond to maintenance tasks/repairs (plus, living at the property will teach you about the property's various quirks and patterns that will help you manage it more effectively in the future when you move out...experts know that properties are almost like living entities, in the sense that they have patterns of problems, decay, etc.

I bought this house pretty cheaply, but it has number of quirks that annoying me. 

Many buy RE using wrong calculations, manage it incorrectly, and sell it for a loss just to get out.

I chose it for it's features but we've run into a couple of quirks. 

They've gone through the learning curve for the property, identified its quirks, and honed in on what's actually required.
