Just be extra conservative with your ARV estimates and have a great team of contractors to keep rehab costs in check.

I have looked on the Arizona real estate website and all I could find was the addendum, I would really appreciate if someone here already has that contract and is willing to share it with me that would be great.

I already have 2 loans on the property with great interest rates that I'm not looking to replace.

It's a great way to showcase the improvements made and helps appraisers not miss stuff.
