I made up my mind to do some more research, so I came to bigger pockets to reach out to the community here to see if I could get some feedback from people that have experience with this.  

During my first calls, I ran my current situation through them and sent them the inspection report with pictures, asking for their feedback on the rent and possible repairs. 

Also, thank you all for you feedback because it’s always good to get different perspectives.So, I placed a 3-day notice on the tenant’s door that the lease hasbeen violated.

Anyone knows good inspector in Dallas/ McKinney area who can inspect land and advise. looking forward your feedback and highly Appreciate all your guidance.

If you want an older market (more loyal, less complaints, more private feedback, more cost conscious) build a brand and website.
