It needed new carpet, and it had wallpaper on every wall in every room, so I was going to have that stripped and then paint all the rooms (1000 sqft slab 3 bed 1 bath home).Otherwise, it was ready to go.

chuck, not really. i put a timer so that the humidity from the shower does not create mold in the bathroom. i just purchased a house that had wall paper in the bathroom and no fan. when i peeled the wall paper off, 100% of the area underneath had surface mold. when you put a timer, people tend to hit "20 mins" and in those 20 mins the moisture in the air is gone.

I've been in many homes that from the outside I thought there would be extensive work required only to find that fresh paint or removing wall paper was all that was needed to be marketable.I'm saying, go look at yourself first before you involve others , waste their time once shame on you, waste their time again, shame on them for going with you.Now, driving by, knowing the area and your market, you should know the top end value of a home similar to what you're driving by.

Never buy a property without checking that the # beds/baths matches that on record (ie, dept buildings records, city/county asessor's/tax record details for the property, and/or certificate of occupancy).many city/county departments of building records will even display the active C of O on their website which typically spells out the # of stories, bedrooms, bathroom, and if a basement present, if it is full or partial, finished or unfinished. any work done would update the C of O (ie, a garage later added would show some sort of addendum file to the C of O).again, if occupants are 'using the basement for sleeping' that a big red flag for prospect buyers to now do their homework and find out if that's a violation/liability or not based on official records.
