From an investor standpoint, what do you do when the closest reputable company is 1+ hours away?

That is the closest thing that I could think of that would make a sound like that.

Closest proximity sale price has a lot to do with it, and it doesn't necessarily have anything to do with matching #s of BRs BATHs, etc.It's good for a cursory look at an area with which you're unfamiliar, but I wouldn't try to present a serious funding deal to any investor with numbers based on Zillow's estimates.

The problem is that I’m having a hard time coming up with an ARV because the closest comps, have a STR permit.

Go back to the map each time and pick the closest places to you and make and average price. 

@Chris Allen, In our area in Chattanooga, we're about $50-100 below the next closest properties, and we're a few minutes farther from the majority of hospitals. 

@Wes Wong with 2-4 unit properties, you should invest in the market that is closest to you in my opinion.
