How hands on do you want to be - or, do you just want the automatic fill-in book keeping?

I have a few agents sending MLS listings automatically to my e-mail according to my selected criteria.

I require tenants to sign up for automatic withdraw.  

They also offer external web forms to have VA's fill out without giving them complete access and it uploads the info into your CRM automatically. 

Ask for it if they don't offer it automatically.   

However, apartments are not automatically high turnover.

So when I do analysis, I should automatically add in kitchen and bath since most rehabbers do that?

I understand your dilemma...my wife is a realtor and she set up an automatic search so I get new listings that meet our criteria nightly. 

That looks like a description of deeds out of a real estate book, not state statue but that is correct. 1. they are family, 2. there are differences in English law and Community Property laws, that can govern, 3. estate planning can address disbursements of assets to balance equities among the heirs, 4. operating agreements can kick in after automatic deed transfers to accomplish further transfers.

Unless you have looked at the place and know they are not taking care of things I would not automatically assume you want them out.
