(Intent) And for clarification purposes, capital gains tax is up to 20% currently...plus 25% tax on recapture of cost recovery (depreciation)...plus, 3.8% Obamacare bump if income amount is large enough.I believe flipping is always taxed as ordinary income as it is considered stock in trade, irrespective of the holding period and amount of rehab.

Hey @Garland Young,The deals here in PHX have been harder to come by in recent years, as the ones that hit the MLS typically get under contract pretty quickly as the competition has increased exponentially since the beginning of the recovery about 6-7 years ago.
