I use a form letter they fill out with a return envelope if settlement is far enoung off.Another way, if time is of the essence, fax it to them and have them fax it back.I suppose to you could email and then get a reply.

The reason is the senior liens will be satisfied before yours so if there is not enough value in the property you are throwing good money after bad.When buying judgment liens you have to know the profile of the parties you are trying to collect on, the judgment renewal laws for your state, etc.When the statute of limitations has passed for instance you might not be able to collect for garnishment or bank levy but still offer a settlement so that you take off of their credit report if they care about that.

You earn rents to the day of settlement, so if you close on the 15th you have earned 14/15 days of rents,as may be agreed (or to local custom or by law or ALTA) the amounts you collected are not fully earned, the remaining rents are due the buyer and you don't claim that as income, the new owner will.
