Kristin Hairapetian,I noticed that you want to get a 15 year mortgage.I would recommend that you try and get a 30 year mortgage.The payments are lower, and that will help you build up a reserve for repairs, vacancies, etc.It is recommended that you have at least 6 months of payments in a savings account.You can always pay more towards the 30 year loan.If your going to become a Landlord, I suggest that you spend some time in this forum: Landlord and Rental Property Questions.In that forum, I suggest that you read the first 4 "stickies."

Lastly the very popular fly ways for Ducks and Geese now some of those can do really well Google the Butte sink. some of those duck clubs charge 50 to 100k to belong.. so not sure who owns them.. but you can get hunting rights from the rice farmers for 1k or so per can per season.. again just added revenue the real money is in the farming of the cropsThats the little i know about it all..

Even there I think the rice relative to rents is high compared to SFHs.
