I am leaning towards "refreshing" all 3 bathrooms (2 full and 1 half) and then the flooring in the kitchen has some water damage from an improperly installed french door (not by me. was done by the previous owner).

Just wanted to refresh this thread - I have heard some lenders are increasing their minimum loan size and treating each property as its own entity - therefore houses in cheaper areas are more challenging to get a quote at all bc it is not worth their time.
