Ideally looking for someone with experience installing a traditional style banister.

Whatever offers you the best cash flow (in a growth oriented market) is the route I would personally take.

I got very serious and cut back on a lot of the things I used to do (Dave Ramsey style).

We have the ability to design/build almost any architectural style. 

. - syndication objectives: are they monthly cash flow oriented or large sums once in a while?

My rule of thumb is a comp has to be a similar build style, size, and age.

Again, for less than cost of blinds some times but certainly a lot less maintenance than blinds and, as mentioned, for some stylings blinds just are not the right fit and glass treatment can be a nice improvement, and improved showing/ user experience = $$$$. 

At that point you control the costs, style, layout.
