In advance I'm sure people will ask why I would have it under an LLC for my first property, of course liability protection but the main reason is Taxes, I'm not trying to have the added income from the property be on my personal tax returns.

People sometimes think they should hide as a landlord so no one knows, but that's not wise because it's so easy to figure out and then you become a lying neighbor/landlord.As others have said, just set ground rules for contact and how, use an online portal, and be responsive.

The price is posted, and it's the same with almost every other business.I would go online and do a rent comp analysis on what current market rents for your type unit are getting, and if you're afraid of losing them, then you can give them a discount.If a tenant has a larger space, more amenities, a parking space, then you can add additional rent.
