There is a difference between private accredited investor money and institutional capital  partners on a deal.So there are general books on syndicating as a sponsor and then there are partnership books written by various syndicators based on the asset class itself.Get laser focused is what I am trying to say.

Even a few on the second floor, and the main beam in the basement.

Just doing this will laser your focus onto your goals.  

If it has pier and beam then it becomes a bit easier to repair the plumbing problems.  

I recently bought a brand new business class Brother LED laser printer with print duty cycle listed as 2500/day, because my 2 year old generic Samsung laser printer overheated and died very quickly after attempting to print a large volume of letters at once....The reason i ask is because since buying the printer, i have started noticing that many of the big names on youtube have inkjet printers in the background and just feel like i'm going about it the wrong way for self printing. 

The biggest thing I need done right now is a load bearing wall with a chimney torn out and braced with a Glue Lam Beam.  

I have done the roof, ceramic, hardwoods, major structural repair to foundation, built deck, removed partitions, added beams, redone the yard & landscaping, installed furnace...you name it.

Big hole in ceiling in living room exposing pipes which look as if they were leaking before.Basement- tons of mold, asbestos on pipes, some split beams evident in basement.I have the house in contract at 45-50% of ARV. $62K purchase price. $25K estimated cosmetic repairs (budgeted for likely overbudget).Rehabbers- what is your minimum criteria for taking on projects.
