My reason for posting is this: I'm mainly a wedding photographer, but I am trying to branch out into some commercial stuff.

Thanks @Kevin Lefeuvre we're insured, stuff can be replaced, I hope everyone in the path stays safe too.Some gallows humor, hurricane style, we JUST finished a complete overhaul of one of the suites.  

Dogs and cats pee on laminate, hot-water humidifiers leak on it, kids start wet-mopping it when they spill something on it that they don't want Mommy to see, tenants turn off the heat when they go somewhere no matter what you write into the lease, and the stuff swells at the joints.

I have a great loan officer here in Tucson that knows his VA stuff pretty good (now that I've taught him!).  

4 imprint makes a lot of that stuff.

You will pay a premium to lock anything down as it is very much a sellers market for this type of stuff.

I have a savings sub-account at my credit union where I park leftovers for house stuff.

The bank does not want to own your property, get back & late fees, or any of that other stuff that turns a loan into a non-performer.

I find this stuff very fascinating as it gives companies more leverage and power.
