Investing in ICO's to help fund Real Estate Goals

Does anyone have any knowledge in investing in ICO's (Intial Coin Offerings) I am considering it as a method to raise capital 

to later invest in Real Estate. Yes, very risky but potentially very rewarding?, From research, I believe that most coins/companies that are backed by blockchain technology are here to stay. Is the blockchain technology and those starting to utilize the technology now comparable to the dot com bubble of the early 2000s?

I find this stuff very fascinating as it gives companies more leverage and power.
