But it also costs money so if you're not doing any deals, it can start feeling expensive. 

Make sure you have a process in place for responding to comms efficiently and resolving issues among members and issues with the house as quickly as possible.It's worth the income and the feel-good feels knowing you're helping out your community. 

From everything that I have been able to find, HUD does not forgive or back down, my mortgage company so far appears to be unwilling to back off the price, I doubt the buyer is willing to come up on their offer and I feel I am faced with 3 options: 1) I let the sale proceed and end up with no money, owing money, and no where to go, 2) The buyer proceeds to sue for the property because I signed a commitment to sell, I will end up with no way to relocate my family and nowhere to go, or 3) the home goes to auction and again, no way to relocate and nowhere to go.

In my case, I kept using it because I saw decent results, but I get why those surprise charges feel off-putting.

He's operating  business, taking the risk, providing a service to his community.Your tenant should be thankful that he saved so much money over the years, but he's more likely to feel entitled and that his rent should never increase.

But now I feel a little stuck because this experience hasn't been good and I'm stuck in a partnership I'm not comfortable with.
