If you are starting out I think you might want to sit out this one unless of course you are seeing a lot of value in this location. 180K for a SFH in Alexandria would be enticing.

Vacancies are minimal here but the secret is to have good photos, a good story, ultra-clean space, and pricing that entices that first guest that changes with seasonal demand.The best thing about short term rentals:  they can be long term rentals too - if needed.Hope this helps.

Raising interest rates is supposed to cool demand (cost of owning becomes more expensive), and cooling demand will tend to reduce prices over the longer term (less people can afford the prices so less interest and reduced prices required to entice buyers back to the market).
