I also would not want multiple properties assets or equities be at risk from one another but having endless LLC's to match each property sounds cumbersome.

I've gone the self directed route once before and ended up with terrible service and endless fees, making that just as expensive of an option as just paying the withdraw penalty.

Aside from the legality, it is useless.....there is an almost endless supply of buyers/investors/flippers, etc all seeking a property from a greatly reduced pool of auction properties. 

I would recommend you give him a call, he has helped clients endlessly and creatively for me. 

Holding would have been better, but at the time I needed liquidity… I suppose that struggle is and will be endless.

Having a structured approach can prevent investors from endlessly researching and encourage them to take action within a reasonable timeframe.

Two were originally Section 8, now only one is (tennant insisted on endless unaffordable improvements, so I had to lose the status).  

I also other wholesalers contracting other wholesalers deals making a huge endless cycle of A-B-C-D transaction which is also ridiculous because by the time it ends up at the end buyer its not a deal anymore.

They simply place a small classified ad that reads "Looking for buyers to purchase homes at 50-70% of true value"I have picked up endless buyers with this ad though "Free List of 45 foreclosed/distressed homes" call or visit www.$$$.com.

Hey @Aaron FaulkThere are endless ways to structure arrangements like this and they depend on a zillion unknowns, including what everyone wants out of the arrangement.
