Now I admit my workman did go in and fix the place up ,took them 10 days ( I don't even want to go into the condition these tenants left the apartment in...lets just say it took a carpenter, painter, plumber exterminator and hardwood floor guy to reassemble the apartment).

I've done it - had closing scheduled at 1pm on a Friday, left there at 3pm and held an open house for interested tenants from 430-6pm and had the house rented out within 2.5hrs of buying it..... had the painters and flooring guy in that week and new tenant took posession the following weekend.

(It sounded just too good to be true, but is what I was told directly by the selling agent) The home was built in 1967, but from my stand point, being engaged to a painter, that is not an issue as we plan to paint everything anyway.
