It of course depends on the specific of your property (zoning, available pans, layout, rent price, etc) but I would be surprised if the journey had positive ROI over a ~5 year horizon at the end.

But agian it’s not really an investment strategy as much as a hedge against inflation, basically you are paying an amount of money to lock in your cost of shelter, over a long period of time that becomes a good deal as your payment is fixed while your income goes up, whether that’s a good strategy or not depends a lot more on your time horizon/life circumstances more than anything.
