That's why I buy multifamily to increase my wealth and income in today's world while also investing in Hard Money aka Bitcoin (long time horizon) for tomorrows world

Both have the effect of creating a longer time horizon which can be used as part of your documentation of your intent to hold for productive use.  

Did everything wrong, but great example of how with a long enough time horizon, real estate is a very forgiving asset class.

For more than a year I have been preaching to the enduring state of this and how a landlord can not rely upon the mirage on the horizon of return to "normal", it is just that, a mirage, this IS the "new normal".

It of course depends on the specific of your property (zoning, available pans, layout, rent price, etc) but I would be surprised if the journey had positive ROI over a ~5 year horizon at the end.

But agian it’s not really an investment strategy as much as a hedge against inflation, basically you are paying an amount of money to lock in your cost of shelter, over a long period of time that becomes a good deal as your payment is fixed while your income goes up, whether that’s a good strategy or not depends a lot more on your time horizon/life circumstances more than anything.

The right deal is on the horizon.

Again play the numbers out over the investment time horizon which should be long term 5+ years.

So theoretically, I could benefit from that concept of a long time horizon but I'd also have the flexibility to use my money now if I needed it.
