And the paperwork can always be done by the Realtor on the other side, they are always anxious to help out as long as you sign the agency paper.The problem can arise if you don't have a Realtor and the other party doesn't either....who does the MLS paperwork?

A dismissed case whether that be an eviction or whatever isn't a background issue because there is no record they did anything wrong.I know its easy to assume the tenant did something wrong and got away with that and that may be true, BUT sometimes the other party is wrong as well.
