I have been trying to compile the most comprehensive due diligence for each side, seller & buyer, and have a lot of information to be thorough yet efficient.

She curates stories from around the site - like success stories and viral threads - and compiles them into an incredible newsletter email that is sent out, without fail, three times per week.

Below is a list that i've compiled so far; am i missing anything?

(Eventually, id like to purchase these homes myself but have to start somewhere)Over the past few days,  I have finally finished compiling  my FREE list of all names, addresses and phone numbers of people that  have been issued a LIS PENDENS in my county from July 1-July 17. (109 homes)Could anyone please give advice on how they initially approach the people that are near foreclosure to sell their home?

100% I used it to compile data of over 140+ zipcodes with positive ROI’s and am currently expanding into an area based on the numbers that is absolutely bananas for airbnbs, would have never found the area without it.I also did my own manual research of the area after looking at airdnas numbers to confirm it, it would be wise to always do your own manual research on top of the airdna numbers to confirm there is no statistical errors. 

Your insights and feedback are greatly appreciated, I’m starting to compile a list to go over with everyone in our next training meeting!

Also, compiling a list of open apartments just from Craigslist or Apartments.com can make the process easier.

So far my properties have come off the MLS but I want to start marketing to motivated sellers in my area... just not sure how to efficiently find and compile  data on absentee owners, water shut offs, etc.
